Construction in Vydrica has progressed once again. The V4 residential building has reached its full height, and with the completion of the structural works, its final form is beginning to take shape. The project is now entering a new phase, gradually transforming from a construction site into fully realised urban living.
V4 is being built in the immediate vicinity of the Water Tower—one of the area’s most valuable historical elements. For this reason, the design by the šujan_stassel studio is based on a sensitive approach to the scale and architecture of Podhradie. The result is a building that does not stand in isolation but rather naturally complements the character of the location and draws on its historical context.
“When designing the V4 building, it was crucial to find an architectural expression that balances contemporary living standards with respect for the historical context of this prominent site. The ambition was to create a high-quality urban building that becomes an organic part of the emerging district,” says Miro Vrana, co-author of the design from šujan_stassel.

As construction progresses, V4 is moving into the phase where façades, roof structures, and interiors are being completed. At the same time, technical installations are being implemented, playing a key role in ensuring the comfort of future residents. Emphasis is placed not only on quality workmanship but also on long-term sustainability and energy efficiency—the building will achieve the highest energy rating, A0, supported by technologies such as heat pumps and heat recovery ventilation.
This boutique residential building will offer 23 apartments, most of which have already been sold. The final eight larger units remain available, appealing particularly to clients seeking urban living with a strong emphasis on location, quality, and long-term value.

V4 represents the next step toward a vibrant urban neighbourhood beneath the castle. The ground floor will be home to three retail units that will complement everyday life in Vydrica—a place where living, services, and public space meet in natural balance.
Completion of the building is scheduled for the first quarter of 2027, with new residents expected to move in as early as spring of the same year. Vydrica is once again a step closer to fulfilling its vision of bringing life back beneath Bratislava Castle.
