Final approval for the first phase of the Vydrica development is fast approaching, and construction of the only office building in this phase – VYDRICA Offices – is also on track. The iconic building, which will become one of the landmarks of the Danube waterfront, has already reached its full height and its roof has been adorned with a symbolic topping-out tree. VYDRICA Offices is the only office building close to the historical centre of the city where companies will be able to buy top-class quality premises. XIMEA, one of the most successful Slovak technology companies, has confirmed its interest in moving in Vydrica, and will occupy two floors in the new office building. Investment firm Mercurius Pro has also decided to buy office premises in Vydrica, along with car rental company RAI International, which will open an exclusive car showroom on the ground floor next to an attractive designer restaurant.
The design of VYDRICA Offices will immediately attract the attention of passers-by. Architects from the ŠUJAN_STASSEL ARCHITEKTI studio designed the building as a gateway to Vydrica to add a distinctive note to the overall urbanism of the new neighbourhood. “The requirement to add a distinctive accent to the overall urbanism of the neighbourhood is also reflected in the façade which is shaped into several planes, unified by vertical slats. These contribute significantly to the dynamic perception of the building, so the view and optical sensation from the waterfront will be constantly changing. The construction of the façade and the sloping walls and roofs is extremely challenging in terms of the precision of the workmanship of the components, such as the reinforced concrete structure, windows, façade cladding and slats,” said Karol Stassel of the ŠUJAN_STASSEL ARCHITEKTI studio.
The VYDRICA Offices building is completely different from the rest of buildings in the Vydrica project, both in terms of its function and the suspended mass of its above-ground body cantilevered towards the embankment. “This suspended mass, which seems to float in the air, together with the “missing” columns in the corner of the ground floor, will make the office building stand out from the residential buildings of Vydrica,” added ŠUJAN_STASSEL ARCHITEKTI’s Rastislav Moravčík.
The use of core cooling technology, i.e. cooled ceilings embedded in the concrete mass of the ceiling slabs, is a very remarkable technological solution. In addition, this low-maintenance but energy efficient solution is good for people’s health. Unlike other cooling systems, this technology does not blow cooled air directly into the rooms, which reduces the amount of dust particles in the air. Also, there is no need to disinfect the systems from bacteria, as with conventional air conditioning solutions.

Vydrica is the only development project close to the Bratislava’s historical centre where companies can buy top quality office premises.
